  • Showing your home

    Your realtor will give you as much advance notice as possible for a showing, but always be ready to show your home. 

    v     First, ask your realtor if you should have an open house.  Open Houses are usually scheduled for weekend afternoons. 

    v     Your realtor will collect all relevant information from drop-in buyers and answer any questions they may have.

    When your home is to be shown

    v     Turn on all lights, including the outside entrance, even during daytime.

    v     Turn off the TV.

    v     The kitchen is the most important room in the house.  It is also a good place to start removing clutter. Try to get everything off of the counters and find a place where you can store everything in cabinets and drawers.  Not enough cabinet space?  Clean them out.  Anything that rarely gets used can be put in storage.

    v     Try to create open space with every counter, cabinet, and drawer in rooms like your kitchen and bathroom.  Buyers will open any drawers and cabinets to ensure there is enough storage room for their things.  Try to promote a feeling of abundant storage by having as much empty space as possible.

    v     Basements, garages, attics, and sheds are clutter and junk magnets.  Make these areas as empty as possible by putting anything that is not important in storage – or have a garage sale.

    v     Take your pets with you or ask a friend to take them, especially during an open house.

    v     Put out fresh flowers, your best towels, a nice tablecloth and other accessories.

    v     Do not use scented sprays to prepare for the showing of your home.  Instead, try using a potpourri pot or something natural.

    v     Remember that you want to project a positive image of every aspect of your home.  So, do whatever it takes to make sure all trash cans are emptied, all beds are made, papers are picked up off the floor, empty glasses are not left around the house, and everything is freshly dusted and vacuumed.

    v     Leave when your realtor is showing a buyer your home.  This way, the buyer feels free to ask questions and linger.  If you must stay, be polite, but let your realtor handle the questions.

  • Marketing your home

    As you prepare your home to be shown to prospective buyers, you must look at your home through a buyer’s eyes.  Your realtor will help you spot the little things that buyers will notice – things they might otherwise use to try to negotiate a lower price.  Some general things you can do to prepare your home for sale include:

    v     Removing clutter in all areas of your home to create an impression of spaciousness. 

    v     Cleaning everything thoroughly along with neutralizing your home by making any improvements in neutral colors that appeal to any decorating scheme. Your realtor can help provide decorating tips.

    Additionally, more time-consuming preparation will most likely be needed.  This includes:

    In the yard

    v     Keep the lawn well-trimmed and edged.  Keep shrubs and trees trimmed. 

    v     Put away lawn equipment, toys, and other outdoor items.  Stack firewood neatly.

    v     Repair, paint, or stain fences.

    v     Clean, paint, repair, and realign gutters.

    v     Fix and wash broken windows and screens.

    v     Wash down the exterior of the house, driveways, and sidewalks.  Fix holes in pavement if necessary.

    v     Check the roof and repair loose shingles or flashing. 

    v     Make sure the entry light and doorbell work. 

    v     Replace house numbers and welcome mat, if needed.  Paint, stain, or clean the door, if needed.

    v     Brighten landscape with moveable, potted flowers.

    In the home

    v     Discard all unused items to reduce clutter.

    v     Arrange clothes neatly in closets.  Limit storage on the floor and overhead shelves.

    v     Leave kitchen countertops as clear as possible.  Clean and organize cupboard interiors. 

    v     Check walls for smudges, chipped paint, and torn or loose wallpaper.  Make repairs and paint surfaces in neutral colors. 

    v     Clean and organize the basement, attic, and garage.  Launder window treatments and carpets.

    v     Replace worn, stained, or smelly carpets.

    v     Tighten loose doorknobs, switch plates, cabinets, drawer pulls, etc.

    v     Fix sticking doors and windows, and squeaking floors and steps.

    v     Fix leaky faucets and remove water stains. 

    v     Repair or clean caulking on tubs and sinks.

    v     Replace all lights with higher wattage bulbs.

    v     Arrange furniture to give an impression of spaciousness in each room.

    v     Put fresh towels in the bathroom.

    v     Set the dining room table if you have particularly fine linen or china.

    There are many ways to make buyers dislike your house.  When marketing your home, try to avoid:

    v     Odors – odors from cigarettes and pets take the top of the list of buyer turn-offs.  You want to present prospective buyers with a spotless, fresh ambiance – not a house that is full of perfumes to mask the odors.

    v     Dirty Bathrooms – unappealing bathrooms are an instant turn-off.  Clean it, paint it, buy a new shower, curtain, rugs – do whatever it takes to make your bathroom sparkle.

    v     Bugs – roaches, spiders, ants, all insects that should not be in the house.  Take the necessary steps in immediate removal.

    v     Dimly lit rooms – dark homes are a definite turn-off.  Try to bring in as much light as possible to give the appearance of bright space.  You can trim tree limbs that shadow the house, remove heavy drapes, and install additional light fixtures.

    v     Damp basements – dampness or damp odors in the basement only mean one thing to the buyer – the foundation leaks! Take the necessary steps to resolve this problem before the house is shown.

    v     Sellers that stay for showings – you, the seller, should leave the house when it comes time to show.  Buyers may feel awkward about lingering or taking a really thorough look at the house if the seller is home.  If you are selling by owner, be sure to give potential buyers their space while viewing.

  • Setting the price

    The asking price, also called the market value, is the number one factor in the sale of your home.  Before setting an asking price, your realtor will complete a Home Market Analysis.  This process allows you to review and evaluate the facts and helps to establish a realistic listing price.  It also helps to increase the percentage of qualified buyers who look at your property as well as allowing you to look at your home from the buyer’s perspective.  Some points to consider while setting a realistic market value for your home include:

    v     Do not base the asking price solely on what you paid for the home.  You could be asking too much or too little.

    v     Determine how much time you have to sell your home.  If you must sell quickly, your realtor may suggest a more competitive price or more favorable terms.

    v     Your realtor will provide you with a list of recently sold comparable homes in your area, as well as a list of homes currently on the market and in your price range that will be your competition.

    v     If the house is under priced, it may sell quickly – but, not to the benefit of your net profit. 

    v     Pricing your home too high will only make your competition look better.  You will lose a large majority of eligible buyers who may not even look at your home because it is out of their price range.

    v     If you ask a realistic price, you are more apt to draw attention from more than one buyer.  This situation usually favors the seller because some competitive buyers will be more willing to bid up the price of the property.

    v     Although the average price per sq. foot for homes in your neighborhood should not be the only element that goes into your asking price, it is a useful starting point.

    v     Some factors that influence the price of a home include:  Location, condition, and amenities.  If your home is located in a desirable area, if it is better maintained, and if its amenities are currently popular in the marketplace, the house will ultimately sell for more.

    v     The actual market value is based upon what the buyer is willing to pay. Your realtor will be there to counsel you on what you can do to maximize the value of your home, making it even more appealing to buyers.
